What We Actually Do During a Tune-Up

A real tune-up is not a filter change and a handshake. Here is what each visit covers by system type:

Furnace Tune-Up

Clean burners and flame sensor, verify gas pressure and combustion with an analyzer, inspect the heat exchanger for cracks, test all safety and limit controls, check the blower and measure airflow, inspect venting, and perform a full carbon monoxide safety check.

Boiler Tune-Up

Combustion testing and adjustment, clean the heat exchanger, check expansion tank and pressure relief valve, verify circulator and zone valve operation, inspect for leaks and corrosion, bleed air from the system, and confirm proper operating pressure.

Air Conditioning Tune-Up

Clean the condenser coil, verify refrigerant charge against superheat and subcooling, test the capacitor and contactor, clear the condensate drain, measure temperature split and static pressure, and inspect electrical connections.

Mitsubishi Heat Pump Tune-Up (Contract Service)

Outdoor condenser: inspect, clean, and service the condenser and level it on the pad where possible; inspect all high and low voltage wiring, contactor, capacitor, compressor, condenser coil, fan blade, and fan motor; check refrigerant charge; inspect the line set, line set insulation, and disconnect box; clean the coil with a coil-jet cleaning system; verify operation against Mitsubishi specifications.

Indoor evaporator: inspect, clean, and service the evaporator — high wall, low wall, cassette, or air handler — and confirm it is secure and level; verify low voltage and control wiring is tight; clean the coil with a coil-jet system that rinses debris into a containment bag; inspect fan, condensate pan, and condensate line for free drainage; install fresh batteries in the remote control.

Water Heater Service

Flush sediment from the tank, test the pressure relief valve, inspect the anode rod, verify temperature setting and combustion on gas units.

Whole-System Review

Filter inspection and replacement, thermostat calibration and programming check, visible ductwork inspection, and a walk-through of anything we found.

How often should HVAC equipment be serviced?

Once a year for a heating-only or cooling-only system, and twice a year for homes with both — heating service in fall and cooling service in spring. Heat pumps should be serviced twice a year because they operate year-round.

Does skipping maintenance really void my warranty?

It can. Nearly every manufacturer requires documented annual professional maintenance as a condition of warranty coverage, and claims are denied for lack of it. We document every visit specifically so your coverage holds up if you ever need to make a claim.

What does a maintenance plan cost?

What is the difference between the Preferred contract and Superior Shield Elite?

Preferred includes one service visit per year and removes the trip charge on repairs. Superior Shield Elite includes spring and fall service and covers repairs at 100% — never a charge for trip, parts, or labor. Elite is the better value for homes that rely on their heat pump as primary heat.

Can I get a monthly contract on equipment Superior Co-Op HVAC did not install?

Monthly service contracts apply to Mitsubishi Electric heat pump equipment we installed. Other equipment and other brands are maintained on a per-visit basis at our published maintenance pricing.

Is there ever an extra charge on the Preferred contract?

Two: refrigerant, if your system needs to be charged, and $25.00 per indoor unit that has to be taken apart to clean the fan assembly, drain pan, and bottom of the coil because of condensation drain leakage or mildew. The Superior Shield Elite Care Plan has no such charges — parts and labor are covered.

Is a tune-up worth it if my system is running fine?

That is exactly when it is worth the most. A tune-up on a working system finds the weak capacitor, the dirty flame sensor, or the low refrigerant charge while it is a small inexpensive fix — instead of a no-heat emergency call in February at emergency rates.

Do you maintain equipment you did not install?

Yes. We provide maintenance on furnaces, boilers, air conditioners, heat pumps, and water heaters of all major brands throughout our service area.

When is the best time to schedule service?

Schedule heating service in September or early October and cooling service in April or May. Booking before the seasonal rush means better appointment availability and, more importantly, problems get found before you actually need the system.

Do I still need to change my own filter?

Yes. Filters generally need changing every one to three months depending on type, pets, and household dust, which is more often than we visit. We check and replace the filter at each service call and show you what your specific system needs between visits.

What if you find a problem during a tune-up?

We show you what we found, explain whether it needs immediate attention or can be watched, and quote the repair before doing any work. Plan members receive discounted repair pricing, and nothing gets fixed without your approval.
