What is the difference between a boiler and a furnace?

A boiler heats water and circulates it through baseboard, radiators, or radiant floor tubing to warm your home. A furnace heats air and blows it through ductwork. Boiler heat is generally quieter and feels more even, but a boiler cannot provide air conditioning, which is why many boiler homes add ductless mini splits for cooling.

What is a combi boiler, and is it right for my home?

A combi boiler handles both space heating and domestic hot water in a single unit, eliminating your separate water heater and freeing up floor space. It works well for most homes, though households with very high simultaneous hot water demand — multiple showers running at once — may be better served by a heating-only boiler paired with an indirect tank. We size it based on your actual demand.

How long does a boiler last?

Older cast iron boilers often run 25 to 30 years, though at low efficiency for most of that time. Modern high-efficiency condensing boilers typically last 15 to 20 years with annual maintenance, while operating at nearly a third less fuel consumption than the units they replace.

Can you replace my boiler without changing my radiators or baseboard?

In most cases, yes. Your existing baseboard, cast iron radiators, and piping generally stay in place. We evaluate whether the existing system can operate at the lower water temperatures a condensing boiler uses most efficiently, and advise you if any zone adjustments would meaningfully improve performance.

What does AFUE mean for a boiler?

AFUE is the percentage of fuel converted into usable heat over a heating season. An old cast iron boiler may run at 60 to 70% AFUE, meaning 30 to 40 cents of every fuel dollar goes up the flue. A modern condensing boiler at 96% AFUE wastes only about four cents of each dollar, which is where the savings come from.

Do you repair boilers you did not install?

How often should a boiler be serviced?

Once a year, ideally before the heating season. Annual service includes combustion testing, cleaning the heat exchanger, checking the expansion tank and pressure relief valve, verifying circulator and zone valve operation, and bleeding air from the system. It is also required to keep most manufacturer warranties valid.

My boiler keeps losing pressure. What causes that?

Persistent pressure loss usually indicates a leak somewhere in the system, a waterlogged or failed expansion tank, or a faulty pressure reducing valve. Repeatedly refilling a boiler introduces fresh oxygenated water that accelerates internal corrosion, so it is worth diagnosing promptly rather than topping it off all winter.
