Most breakdowns we get called to in January and July were preventable in October and May. A maintenance plan does three things: it catches small failures before they become emergency calls, it keeps the system running at the efficiency you paid for, and it keeps your manufacturer warranty valid — nearly every manufacturer requires documented annual service to honor a claim.

If we installed your Mitsubishi system, a monthly contract spreads the cost across the year and covers repair charges. Everything else — furnaces, boilers, water heaters, central AC, ductless installed by others — we service per visit at published prices.

What we actually do during a tune-up

Mitsubishi heat pump: clean outdoor coil, fan blade and motor; level the unit; check all wiring, contactor, capacitor and compressor; verify charge; inspect line set insulation; clean indoor filters, coil, blower wheel and drain; run test in both modes.

Furnace: clean burners and flame sensor, verify gas pressure and combustion with an analyzer, inspect the heat exchanger for cracks, test safety and limit controls, measure airflow, inspect venting, CO check.

Boiler: combustion test and adjustment, clean heat exchanger, check expansion tank and relief valve, verify circulators and zone valves, bleed air, confirm operating pressure.

Air conditioner: clean condenser coil, verify charge by superheat/subcooling, test capacitor and contactor, clear condensate drain, measure temperature split and static pressure.

You leave with a written condition report — what was checked, what was measured, and anything beginning to wear.

How often does a Mitsubishi heat pump need service?

Rinse the indoor filters every few weeks in heavy use and keep snow and leaves off the outdoor unit — that's your part. A professional service visit once a year (twice on the Elite plan) checks refrigerant charge, cleans the coils and blower wheels, tests electrical components, and documents everything so your Mitsubishi warranty stays valid.

Does skipping maintenance really void the warranty?

Mitsubishi and every other major manufacturer can deny a claim on equipment without documented annual service. We keep the record for you. On the Superior Shield Elite Care Plan the point is moot — parts and labor are covered for 12 years, period.

What's the difference between the Preferred and Elite plans?

Preferred ($10.50/mo per outdoor unit, $5.50 per indoor unit): one full service visit a year and no trip charge on repairs. Superior Shield Elite ($18.50/mo per outdoor, $9.50 per indoor): two visits a year, spring and fall, and 100% parts and labor — never a trip, parts or labor charge. Elite is the right plan if the heat pump is your primary heat.

Can I get a plan on a system another company installed?

Monthly contracts are reserved for Mitsubishi systems we installed. We still service everything else — Mitsubishi installed by others, furnaces, boilers, water heaters, central AC — per visit at our published maintenance pricing, starting at $198.89.

What does a heat pump tune-up actually include?

Outdoor unit: inspect and clean the coil, fan and pad; check high- and low-voltage wiring, contactor, capacitor and compressor; verify refrigerant charge; inspect line-set insulation. Indoor units: clean filters and coil, check the blower wheel, drain pan and condensate line, verify controls. Then a full run test in heating and cooling.
