Mini Split for a Garage, Addition, Sunroom or Bonus Room in NY & VT
A single-zone Mitsubishi mini split heats and cools a garage, addition, sunroom or bonus room without ductwork. Installation is usually one day with one 3-inch wall hole, and a single-zone system runs $10,000 to $15,000 installed.

Why mini splits suit the hard-to-heat spaces
The rooms that give homeowners the most trouble are usually the ones the original system never reached: a garage turned into a workshop, an addition built after the furnace was sized, a sunroom with lots of glass, a bonus room above the garage. Extending ductwork to those spaces is expensive and often impossible. Electric baseboard is cheap to install but costly to run.
A ductless Mitsubishi system solves the problem without touching the rest of the house. An outdoor unit connects to a wall-mounted, floor-mounted or ceiling-cassette indoor unit through a small line set that passes through one 3-inch hole in the wall. The space gets its own thermostat and its own comfort, heated efficiently in winter and cooled and dehumidified in summer.
Indoor units can be as quiet as 19 dB, which matters in a bedroom suite or home office.
Sizing: why a load calculation decides
You will see rules of thumb online that promise a certain number of BTU per square foot. We don't use them, because the rooms in question vary too much. A load calculation decides.
The factors that move the answer:
- Insulation: in the walls, ceiling and floor
- Windows and glass: sunrooms behave very differently from a closed bonus room
- Ceiling height and volume
- Air leakage: overhead doors, old windows, gaps
- Use: a workshop with tools and people generates different loads than a guest room
- Climate: our design temperatures run roughly -5°F to -15°F depending on elevation
We run a Manual J load calculation at the free in-home estimate and size the equipment accordingly. A unit that is too big short-cycles and wastes energy. One that is too small never catches up. Hyper-Heat outdoor units deliver 100% Capacity to -13°F and operate down to -35°F, so cold is not the limiting factor when sizing is right.
Garages and workshops
A garage is the most common request, and the most misunderstood. Heat pump performance in a garage depends almost entirely on the building shell.
- An uninsulated, leaky garage with a drafty overhead door will lose heat as fast as you add it. Insulating the walls and sealing the door often matters as much as the equipment.
- A detached workshop needs its own electrical feed or a sub-panel. We check this at the estimate.
- For a woodworking or auto shop, dust and fumes affect filters and the indoor unit location. We position units away from heavy dust and plan for easy filter cleaning (see filter cleaning).
- Do not use a mini split in a space with open-flame combustion hazards without asking us first.
When the garage is insulated and sealed, a single zone gives an all-season workspace that heats up quickly and stays comfortable, without a running propane or kerosene heater.
Additions, sunrooms and bonus rooms
Additions
Homes that grew by a family room or primary suite often have an old furnace that can't handle the added load. A dedicated zone fixes the new space without stressing the old system.
Sunrooms
Glass heats up in summer and loses heat in winter. A mini split handles both, and the dehumidifying mode helps when humid 85 to 90°F stretches hit. A load calculation accounts for the glass.
Bonus rooms over a garage
These are notorious for being cold in winter and hot in summer because they sit over an unheated space. Insulating the floor below and adding a zone transforms them.
In-law suites and home offices
Independent control means a relative or a remote worker can set their own temperature without affecting the rest of the home. Quiet indoor units make the space livable day and night.
What it costs
A single-zone Mitsubishi system is $10,000 to $15,000 installed. The price depends on the indoor unit type, the length of the line set, the electrical work, and whether the outdoor unit needs a special mounting location. The system is installed on an aluminum stand with a pan heater and surge protection, and commissioned to Mitsubishi spec.
Installation is typically one day. Our own crews do the work, with no subcontractors.
Rebates through NYS Clean Heat in New York and Efficiency Vermont and Green Mountain Power in Vermont may apply, depending on your situation. We confirm exactly what you qualify for at the free estimate and handle the entire rebate application. Rebates are expected to shrink or end in 2027. Financing: 18 months interest-free, or up to 11 years at 9.99% APR. See mini split cost in Upstate NY and Vermont.
Planning for more zones later
Start with one room and expand later. Some Mitsubishi outdoor units are multi-zone capable and one outdoor unit can run up to 8 indoor units. If you think you might add the finished basement or another bedroom in a few years, tell us at the estimate. We can choose an outdoor unit and route lines with future zones in mind.
Our guide on adding mini split zones later explains what is easy and what needs forethought. A whole-home multi-zone system starts at $15,000, with larger homes costing more.
The Mitsubishi Comfort App is included with every new install, so you can adjust any zone from your phone, useful for a workshop you want warm before you walk out to it.
Next steps
Run the Heating Cost Calculator to compare your current heating costs against a Mitsubishi option. If the space is a pure add-on, the estimate will focus on installation and comfort rather than savings. Finish the calculator before the appointment and the savings code takes $250 off.
At the free in-home estimate we measure the room, check the panel and give a written proposal. Every installation carries a 12-year parts and labor warranty through the Elite Care Plan, with spring and fall maintenance, and a 180-Day Comfort Guarantee. Frequently asked questions
Can I put a mini split in my garage?
Yes. Superior CO-OP HVAC installs single-zone Mitsubishi mini splits in garages and workshops. Results depend on insulation, the overhead door and electrical supply, so we perform a load calculation and check power at the free estimate. A single-zone system runs $10,000 to $15,000 installed.
How is a mini split sized for an addition or sunroom?
Superior CO-OP HVAC sizes by load calculation, not a BTU-per-square-foot rule. Insulation, glass area, ceiling height, air leakage and how you use the room all change the answer. We run a Manual J calculation at the free in-home estimate. The estimate is free, and the proposal states the size chosen and why.
How long does installing a single-zone mini split take?
Superior CO-OP HVAC usually completes a single-zone ductless installation in one day. Each indoor unit needs one 3-inch hole through the wall for the line set. Whole-home multi-zone installs take two to three days. Because the install is compact, the rest of the house is rarely disturbed.
Will a mini split work in a detached garage or workshop?
Yes, if power is available. Superior CO-OP HVAC checks the electrical feed and may recommend a sub-panel for a detached building. Insulating and sealing the space first greatly improves comfort and operating cost. We discuss all of it in the written proposal.
Can I add more zones later?
Yes. Superior CO-OP HVAC can install an outdoor unit capable of running multiple indoor units, up to 8, and plan the lines for future zones. Tell us at the estimate if you expect to expand. See our add-zones-later guide for what to plan for.
Does a mini split cool a sunroom in summer?
Yes. Superior CO-OP HVAC installs Mitsubishi systems that heat and cool, and the dehumidifying function helps in humid Northeast summers. Sunrooms have large glass areas, so the load calculation accounts for solar gain to size the unit correctly. Pricing for a single zone is $10,000 to $15,000 installed.
