HVAC Maintenance: How to Keep Your Home From Losing Heat
If you keep raising the thermostat and the house still feels cold, you likely have heat loss or a neglected system. Regular filter changes, duct checks, sealing and annual tune-ups fix most of it.
Heat loss versus a weak system
When the thermostat is turned up and the house still feels cold, it is either losing heat faster than the system can supply it, or the system is not delivering what it should. In Upstate New York and Vermont, where overnight temperatures can fall well below zero, both problems show up quickly.
The way to tell is to look at the equipment and the house together: does the furnace or boiler run constantly, do some rooms lag behind, and is the air coming out of registers actually warm?
Filters and airflow
A clogged filter is one of the most common causes of weak heat. It restricts airflow, forces the blower to work harder and can cause a furnace to overheat and shut itself off. Check filters monthly during the heating season and replace them when they look gray. Keep all supply and return vents open and unobstructed. Leaky or uninsulated ducts
In many older homes, ductwork runs through cold basements, crawlspaces and attics. Leaks and missing insulation can waste a significant share of the heat you pay for before it ever reaches a room. Signs include rooms far from the furnace that stay cold, dust around the registers, and whistling or rattling in the walls. Tune-ups catch what you cannot see
A technician checks burners, heat exchangers, igniters, safety controls, belts, motors and combustion. Dirty burners and worn parts cost efficiency long before they cause a breakdown. Maintenance plans and the warranty rule

Seal and insulate the building
Even a perfect system loses ground if the house leaks. Weatherstrip doors, caulk windows, insulate the attic (see attic insulation) and seal the rim joist in the basement. These steps help every kind of heat, and they allow smaller, cheaper equipment when it is time to replace.
When heat loss means it is time to replace
If repairs are piling up, apply the rule of thumb: repair cost times equipment age. At $5,000 or more, replacement is usually the better choice. Our repair or replace guide covers it. A Mitsubishi heat pump can also lower running costs when you are currently burning oil or propane.
A simple monthly and seasonal routine
Monthly: check the filter, make sure vents are open, look at the furnace or boiler area for leaks, soot or odd smells, and glance at the outdoor units for snow, ice or debris. In fall: book the tune-up, bleed radiators, test detectors and check your fuel supply. In spring: clean around the outdoor AC or heat pump, replace the filter, and schedule the cooling-side check.
Keeping a note of the dates helps you spot patterns. If you find yourself calling for the same problem twice, it is a sign the root cause has not been fixed, and a deeper diagnosis will probably cost less than another round of patches.
