Â That is why we offer a service contract to cover this yearly maintenance. Â However, this service extends far beyond the mythical vacuuming and quick once over of your equipment. Â At Superior Co-Op HVAC we will send a highly trained and certified service technician to do a complete inspection of the equipment and components plus a cleaning of various parts to ensure proper operation when you need it to count the most!
But is the annual inspection and maintenance worth it?  The answer is YES!  Let’s face it, you wouldn’t buy a car and never take it in for an oil change or servicing and expect it to last!  Why expect that of your heating and cooling or pool heater?  It is a common misconception that since we live in Upstate NY and only need our heating and cooling for a few months and that yearly servicing is unnecessary and a waste of money.  But did you know that spider mites like to build nests in the intake orifices of your furnace? Birds, rodents and bees can make a nest in your heating equipment, chimney or vent pipe causing carbon monoxide or damage to the equipment.  Dryer vents plug up with lint, taking longer to dry your clothes and can be a fire hazard. Think of not only the safety of your equipment but also the health of your family.

At Superior Co-Op HVAC we know that sometimes the one size fits all pricing doesn't work! In an effort to bring you the greatest savings possible we also have a service contract option for you if you only have one piece of equipment that needs regular service and maintenance.
Here are the great benefits that come with your service and maintenance contract:

- We come twice a year for maintenance and 11 point safety inspection.

- $100 guarantee – After your equipment has been serviced and you have a breakdown before your next scheduled maintenance, we pay the 1st $100 of your repair bill. (running out of fuel, not included)

What is done during your maintenance service appointment?
- Inspect, clean and service oil boiler, burner box.
- Replace nozzle, oil filter, all high and low voltage wiring.
- Inspect contact, burner relay, burner motor, coupler, fuel pump pressure, relays, zone valve, circulators, expansion tank, auto feed, pressure relief valve, air vent, aqua-stat, check valve, ball valves, gate valves, vent pipe, supply and return piping, low motor cutoff.
- Brush and clean boiler flue and vent pipe to chimney, thermostat and combustion test.
- 11 point safety inspection.
- Inspect, clean and service oil furnace blower assembly, squirrel fan, fan motor, and capacitor.
- Check and adjust tension on belt and oil motor.
- Replace nozzle, and oil filter (spin on filter cartridge extra), all high and low voltage wiring.
- Inspect contact, burner relay, burner motor, coupler, fuel pump pressure, electrodes, vent pipe, supply and return plenums.
- Brush and clean furnace flue and vent pipe to chimney.
- Replace furnace filter (customer to provide or replacement is extra).
- Thermostat and combustion test.
- 11 point safety inspection.
- Inspect, clean and service water heater
- Drain water from bottom of water heater until it is clear
- Check for tank leakage, replace nozzle, replace oil filter (spin on filter cartridge extra), all high and low voltage wiring
- Inspect contact, burner relay, burner motor, coupler, fuel pump pressure, relays, ball valves, gate valves, vent pipe, supply and return piping
- Brush and clean boiler flue and vent pipe to chimney and combustion test
- 11 point safety inspection.
- Inspect, clean and service natural gas or propane boiler, burner box, all high and low voltage wiring.
- Inspect contact, relays, zone valve, circulators (lube if needed), expansion tank, auto feed, pressure relief valve, air vent, aqua-stat, check valve, ball valve, gate valves, vent pipe, supply and return piping, low water cutoff, condensate trap, condensate line, condensate pump, thermostat (battery replacement is extra) and combustion test.
- 11 point safety inspection.
- Inspect, clean and service natural gas/propane furnace, furnace blower assembly, squirrel fan, fan motor, capacitor
- Check and adjust tension on belt
- Lube motor
- All high and low voltage wiring
- Inspect contact, burner relay, vent pipe, supply and return plenums.
- Brush and clean furnace flue and vent pipe to chimney.
- Replace furnace filter (customer to provide or replacement is extra).
- Inspect thermostat (battery replacement is extra) and combustion test.
- 11 point safety inspection.
- Inspect water heater for leakage, condition, gas valve, CO test
- Drain water from bottom of water heater until it is clear
- Replace thermocoupler and check for gas leaks
- Inspect, clean and service A/C Condenser (level condenser on pad if necessary/possible), all high and low voltage wiring, inspect contact, capacitor, compressor, condenser oil, fan blade, fan motor, refrigerant charge (addition of refrigerant is extra)
- Inspect line set insulation (extra charge if needs to be replaced), disconnect box, indoor coil, condensate trap, condensate line, condensate pump, thermostat (battery replacement is extra) and furnace filter (replacement if customer provided or this is an extra charge).
- 11 point safety inspection.
- Inspect, clean and service Mini Split Condenser (level condenser on pad if necessary and possible), all high and low voltage wiring
- Inspect contact, capacitor, compressor, condenser coil, fan blade, fan motor, refrigerant charge (addition of refrigerant is additional)
- Inspect line set, line set insulation (extra charge if this needs to be replaced), disconnect box, clean filter and indoor wall fan coil, and condensate line. All indoor fan coil servicing and cleaning is $49.00 each.
- 11 point safety inspection.
- Inspect, Service and clean stove.
- Check for warping from over fire.
- Inspect high and low voltage wiring, control board, auger, hopper, igniter, inducer motor, fans, power cords, clearances according to code, flue pipe to code and installed to manufacturer’s specs.
- Vacuum and clean burner box, remove plate and vacuum behind, remove inducer fan and vacuum, vacuum and brush flue.  Chimney sweep NOT included.
- 11 point safety inspection.
- Inspect, clean and service natural gas/propane fireplace or stove, blower assembly, squirrel fan, fan motor, capacitor
- Check pilot assembly, burner, gas valve, gas line, thermopile or thermocoupler
- Change batteries in remote
- All high and low voltage wiring
- Check venting
- Clean glass (water and vinegar only, NO soap)
- 11 point safety inspection.
- Inspect and clean pool heater
- Clean fire box
- Check high and low voltage wiring, control boards, safety switches and sensors
- Check for rodent activity that can cause major expense
- Check for leaks and check water chemistry
- Fire up unit and check operation
- Inspect, service and clean dryer vent.
- Inspect for broken or split vent and vented to outside.
- Remove outdoor vent cover and brush lint out.
- Remove dryer vent from dryer and brush lint out.
- Vacuum out vent connection on dryer.
- Tape dryer vent if possible and repair. Replacement is additional charge.
